An Automated Underwriting System (AUS) is a statistical, rules-based credit risk engine that analyzes a mortgage applicant’s complete electronic loan file (Uniform Residential Loan Application / Form 1003, tri-merge credit report, verified digital bank assets, and property data) in seconds to determine whether the loan meets secondary market purchase standards.
The two dominant agency AUS platforms in the United States are: 1. Fannie Mae Desktop Underwriter (DU): Issues a prime approval status of "Approve/Eligible" (or "Refer/Eligible" when manual underwriting review is required). 2. Freddie Mac Loan Product Advisor (LPA): Issues a prime approval status of "Accept / Eligible". 3. FHA TOTAL Scorecard: Evaluates FHA-insured mortgages running through DU or LPA.
Rather than evaluating single rules in isolation, an AUS performs layered risk analysis: a borrower with a high 48% Back-End DTI might still receive an Approve/Eligible finding if they possess strong compensating factors such as a 780+ FICO score, 12 months of liquid cash reserves, or a low 70% LTV ratio.
